Residents love the location of this 55+ community. It is situated on the SE side of I-225 & Parker Rd, which makes getting around a breeze. There are 200+ park-like acres in this golf course community and a huge clubhouse. The community boasts a 9-hole executive golf course running through the middle of the community. The community is just northeast of the Cherry Creek Reservoir. And super close to the RTD light rail.
This community was built in the 1970s-1980s. It is comprised of high rise condos, townhomes and patio homes.
The high rise condos have 5 different styles of buildings: Omega (1), Alpha(12), Somerset (12), Seville (6), and Atrium (4). The 1 bedroom/1 bath condos range in size from about 780-870 SF. There are 2 bedroom/1 bath condos sized between 930-1080 SF. There are 2 bedroom/2 bathroom condos ranging in size from 950 SF to a whopping 1730 SF (these big ones are hard to come by). There are also some 3 bedroom units and even some executive 3 bed/3bath units with almost 2400 SF. There are a few other configurations with units that have been retrofitted and changed over the years. Some units have washer/dryer hookups in the unit; Others utilize a shared laundry room. Owners LOVE relaxing on their lanais (and the units have at least one)! All of these building have elevators and underground parking garages (except the Alpha units have detached covered parking instead). The Atrium buildings have 2 elevators in each building. There are 6 buildings in the Seville cluster and these homes have their own tennis court and swimming pool. Seville home owners incur an additional annual fee to maintain these facilities.
There are 252 of the Country Place Patio homes in Heather Gardens. All of them have a 2-car attached garage, fireplace, central heat/AC, and most have full basements. These are attached duplex homes. There are 5 models ranging from 926 SF-1663 SF (Calico, Honeysuckle, Jonquil, Marina Villa, & Sunflower).
There are 64 townhomes in this community, (the north and south townhomes) as well, all of which are 2-story homes with a full basement, 3 bedrooms, 2.5 bathrooms, a 2-car garage, and a fireplace. These THs are about 1658 SF above grade, plus extra SF in the basement.
This is a very active HOA, with loads of planned events, cards, games, excursions, etc. There will be lots of opportunity to get to know your neighbors. They’ve got virtually every activity imaginable available- whether you like to cook, exercise, knit, or dance, there will be options for you! Join the tennis, wine & cheese, poker, or photography club (or any others- there’s a long list of clubs). You’ll be fast friends before you know it.

Note: short term rentals are not allowed, per HOA guidelines (lease must be 6+ months in length). There is also a “no-smoking” policy on any portion of the Heather Garden’s community, including inside of units. At least one resident of the unit must be 55+. Pets are allowed, with restrictions.
