Home Types: Detached Single family homes, duplexes, and townhomes (3-7attached homes in one building)

Amenities: Golf course community, golf club, Eagle’s Nest restaurant, event rooms, clubhouse, indoor and outdoor pools, fitness center, bocce ball, pickleball courts, meeting/banquet rooms, tennis courts, clubs

HOA includes: all of the amenities listed above plus trash, recycling, common area landscaping, snow removal from common areas/sidewalks. Snow removal is included for driveways for the attached homes, as well. Coverage varies a little depending on type of home and location in community. The duplexes and townhomes incur 2 HOA fees, and includes more exterior upkeep than detached single family homes.

This community is for active adults, but the minimum age requirement is lower than most of the other active adult communities. You only need to be 45 to live here! It was originally created as a 55+ community, but this was adjusted downward to 45 in the housing downturn. This is one of the larger active adult communities, with over 1400 homes.

There is nice variety of home styles in this community.

Detached single family homes: range from under 2000 total SF to over 5000 total SF. The detached homes generally have between 2-5 bedrooms and were built between 2000-2006. There are 830 detached single family homes in the community and these make up the bulk of the homes.

Traditions Eagle Bend: These duplexes are sprinkled throughout the community. They typically have between 2-4 bedrooms and have roughly 1400-1700 above grade square footage (total SF between 1400-3000 SF). There are 371 duplexes in Heritage Eagle Bend. HOA includes maintenance of builder installed landscaping, snow removal and house painting. Residents must insure their homes with fill coverage (similar to a detached single family home).

Villages: These are the attached townhomes. These buildings contain 3-7 units. There are 241 townhomes in the community. These homes typically have 2 bedrooms/2 bathrooms and contain 1182-1493 total square feet. These townhomes do not have basements. They were built between 2000-2007. HOA includes maintenance of builder installed landscaping, snow removal, roofs and house painting and exterior building insurance.


Approximate HOA fees:

  • Master HOA for all Homeowners: HOA #1: Master $332/mo

  • HOA #2: in addition to the master HOA for attached homes

    • $222/mo for the Traditions Townhomes(Includes irrigation water). or $177/mo with irrigation water not included (homes on Kettle Pl, Buchanan Way, and Mineral)

    • $330/mo (The Villages Townhome owners)

  • Working Capital fee paid at closing: Total of 4 months of assessments (Ex SFH owners would pay $316/mo or $1264 (non-refundable))

  • There is also a transfer fee of $265 for all home owners
